Questions to Ask Before Hiring a Roofing Contractor
A useful contractor conversation is specific: what will be done, how it will be documented, who will communicate, and what conditions may change the scope.
Ask about the work itself
Request a written scope that identifies materials, removal, flashing, ventilation, cleanup, and how decking or concealed conditions will be handled. Ask which parts are included and which require approval if discovered.
For repairs, ask how the source of the problem was identified and how the repair will integrate with the existing roof.
Ask about process and documentation
Understand scheduling, property protection, communication, permits or HOA coordination where applicable, and final walkthrough expectations.

- What does the written scope include?
- How are change conditions documented?
- How will the property be protected and cleaned?
- What records will I receive at completion?
Keep insurance decisions separate
If insurance is involved, ask for observed conditions and a clear repair scope, but do not accept promises about coverage or claim outcomes. The carrier decides coverage under your policy.
